I recently wrote about my ongoing undecided resolution about selling my house in the new year. And about having a real estate agent give me opinions on things I should do versus things that probably won’t give me any return on investment. I was surprised when she said she wouldn’t paint.
I have a lot of color on my walls, well, maybe not as much as my previous homes. But still a lot. I have a bright yellow kitchen, navy blue walls in two rooms, teal walls in my bedroom…etc.
But the two things she said to address…my kitchen ceiling where it’s very obvious where the old kitchen cabinets are hitting it. And refinish my original pine floors.
And with one phone call…the kitchen ceilings will be covered this weekend. Praise God!
Parts costs
This is the project I’ve been kicking around. But I didn’t want to spend money on just a “cosmetic” repair. However, with the possibility of listing my home very quickly in the new year. (Just being prepared.) I’m moving forward.
Fortunately, I have a contractor that I trust implicitly. He happened to have time this week. We were even able to negotiate the labor cost a little as I cut back on materials and effort a little.
The materials for this project will cost me about $500 including a new light fixture for the dining area. The labor will be $550.
Total cash cost: $1050+ maybe about $30 in miscellaneous items, I think. (This money comes from my savings as my income has dropped by a third this month already.)
Side note: The original plan was going to cost 4x that amount, so I’m very happy with the change in design. I think the effect would be the same…a beautiful, clean farmhouse style ceiling that hides the trace of the old kitchen on the ceiling.
Total mental health cost: Precious! When I get this done while I’m out of town, the dogs won’t be there to get in my way. From someone I trust completely. This is real pregnancy.
